Why consider renting a houseboat?

Renting a houseboat can be a sensible way to test whether living on the water suits you before committing to a purchase. Some people are attracted to the tranquillity and independence of boat life but want to experience the practicalities firsthand before making a permanent change. Others may have already decided this is the lifestyle they want but cannot afford to buy outright or struggle to secure finance.

A rental arrangement lets you learn the realities of boat living: the maintenance, the costs, the community, and whether you genuinely enjoy the day to day experience. This can be far more useful than a short holiday stay, which rarely reflects what permanent life aboard is actually like.

Finding a houseboat to rent

Unlike the private rental housing market, finding a houseboat available for long term rent is not straightforward. Many people who buy boats tend to live on them. Those who purchase a boat as an investment typically prefer short term holiday lets, particularly during the summer months when they can charge higher rates.

That said, longer term rentals do exist. The internet is often the best starting point. Websites such as Apollo Duck, Boats and Outboards, and Narrowboat World sometimes list boats available for rent. Facebook groups dedicated to canal boat living and liveaboard communities can also be useful, as owners occasionally advertise directly to these audiences.

Marinas with residential moorings may know of boat owners willing to rent out their vessels. It is worth contacting marinas in your preferred area and asking whether they are aware of any rental opportunities. Word of mouth within the boating community can be surprisingly effective.

Some houseboats are listed on mainstream property rental sites, though these are relatively rare. You may need to search regularly and be prepared to act quickly when something suitable appears.

Understanding the costs and practicalities

Rental terms vary considerably depending on the owner and the type of boat. Some owners offer fixed term agreements, while others prefer informal rolling arrangements. Be aware that houseboat rentals do not typically fall under standard residential tenancy law, so protections you might expect from renting a flat are unlikely to apply unless specifically written into your contract. Make sure any agreement is clear about:

The length of the tenancy and notice periods
What the rent includes, such as mooring fees, utilities, insurance, or maintenance
Who is responsible for the boat safety certificate and licence
Whether you are permitted to move the boat or must stay at a fixed mooring
Rules around pets, guests, and modifications

Insurance deserves particular attention. Confirm whether the owner's policy covers your occupancy or whether you need separate cover for your belongings and any liability.

Mooring costs can vary significantly by location. A residential mooring in London or a popular area will cost considerably more than one in a quieter stretch of canal. If the mooring is not included in your rent, you will need to arrange this separately and budget accordingly.

Utilities work differently on boats. You may rely on a shoreline electrical hookup, bottled gas, solid fuel for heating, and tanks for fresh water and waste. Ask the owner how these are managed and what costs you should expect.

You should also ask about the boat's condition and request any recent maintenance logs. There is no formal survey equivalent to those used for houses, but good records from the owner can give you confidence in the vessel's state.

Legal considerations

Because houseboat rentals sit outside conventional tenancy law, it is wise to seek advice before signing anything. Citizens Advice can provide guidance on your rights in non standard accommodation.

If the boat is on the canal network, it will need a licence from the Canal and River Trust. The owner is typically responsible for this, but you should confirm who holds the licence and what happens if it lapses. Boats also require a valid boat safety certificate, which functions similarly to an MOT for vehicles.

Council tax arrangements for houseboats depend on whether your mooring is classified as residential by the local council, not simply on whether it is permanent. Contact your local authority for guidance on your specific situation.

Living on a rented boat offers a genuine opportunity to try before you buy, though it comes with its own challenges. With realistic expectations and a clear rental agreement, it can be a worthwhile way to discover whether life on the water is right for you.

@Flyzee Godalming and Aldershot are tricky spots because most moorings on the Wey (which is National Trust managed) have long waiting lists and don't allow residential use. Your best bet is to ring the Wey Navigation office directly and ask about any residential or leisure moorings coming up, and also try Papercourt or the Basingstoke Canal for nearby options. Facebook groups like "Narrowboats for Sale" and "Liveaboard Life UK" often have owners looking for someone to take on running costs. Good luck with the search.

@AJ Long term residential moorings in Dorset are scarce, so widen your search to Poole Harbour, the Stour around Christchurch, and across into Hampshire. Try Cobb's Quay and Poole Quay Boat Haven for liveaboard enquiries, though waiting lists are common. For rentals rather than buying, keep an eye on Apollo Duck and the Residential Boat Owners' Association forum, as private sublets come up there more often than on the open market. Most marinas allow dogs, but always confirm before signing anything.

The rental would be long term as a home for myself and my partner. We are both mature (40's) professionals and business owners.

Hi i am a retired 58 year old Architect Looking for a long term livaboard narrowboat I live on my own and thought it would be a good idea to try the lifestyle before eventually buying a boat of my own this is my first look into renting I currently live in Nottingham and need to stay local as I have elderly parents here that I want to be close to I currently rent a small house and can afford approx £500 per month I would love to hear from anyone who might be able to help I will obviously come and view it at a time to suit and with that in mind look forward to hearing from you I too will take great care of your boat and can provide any number of references thank you regards Richard

Used to have a Norman cruiser..also a 40 ft...was a welder fabricator at streethay wharf...sold up and gave up the life to care for my dad who fell badly with lung cancer...
Dad passed..
I think mums ok to leave to her own devices now...
So looking to get back on the water now...I think it's time.
Will have to rent to start with...400pcm
Would be great..
Working full time..also great with the inns and outs of boat life that others won't.. Tamworth is closer to work for me.

Hi there I am a 25 year old man and work all over the country but spend most of my time in hotels and would just like to have some home comforts. In the past I spent time on canal holidays as a child so combining a life on the canal with my full time occupational commitments, would appear to be the perfect marriage. Any guidance that could be given would be very much appreciated as I realise the jump from land to canal could possibly be very taxing. Also, I'm eager to make the transition as soon as possible but for the initial shift I'm looking to rent a narrow boat for a short to medium term. Hi there, we are a family, partner works full time, so we are looking to rent all years round, possibly long term, we are looking into the financial side, it is all well and good having a dream, but I wouldn't venture into anything unless I knew all the upfront costs of such an endeavour. We live near Lea valley river (Wormley to be precise) and are just generally scouting around for info, cheaper to rent or buy, all the monies we would need in advance, references, etc.
If anyone can give us a low down on above info, we would be deeply grateful.

I have PTSD and have been struggling with "normal" living and spend a lot of time by the water to find peace.

I'm essentially homeless right now and sofa surfing, but have some money coming over the next year and I want to find out if boat living is for me, I'm pretty sure it is!

@Mich - if you do an online search there are a few companies that rent out houseboats in London. Do be careful though, as due to the extortionate rents in London people are having to find alternative sources, but the rents here too are sometimes unequal to the standard of living you might expect at such a price. There was a Guardian article last year, that might be worth keeping in mind when making your search. I hope this helps.
